What a commercial roof survey has to establish

Before a single panel is specified, four questions need answers. Skipping any of them is how solar projects become roof projects.

Can the structure carry the load?

A ballasted flat-roof system adds meaningful distributed load, and mechanically fixed systems introduce point loads and penetrations. A structural engineer needs to confirm capacity against the original design, allowing for snow and wind uplift at your location and exposure.

Older portal frame buildings and roofs already carrying plant are the common cases where the answer is a qualified yes with strengthening, or a clear no.

How much membrane life is left?

Solar assets are designed to run for twenty-five years. Installing on a covering with eight years left means paying to remove and refit the array mid-life. Where re-roofing is due within the decade, the sensible sequence is roof first, solar immediately after, and the survey should say so plainly.

What can the electrical infrastructure accept?

The survey needs to record incoming supply capacity, switchgear condition and available ways in the distribution board, plus a viable cable route from roof to point of connection. This determines the connection strategy and whether a G98 notification or a full G99 application to the DNO is required.

How will people and materials get there?

Access dictates a large share of installation cost. Crane positions, roof hatch dimensions, edge protection requirements, and whether work can proceed while the building operates all belong in the survey rather than emerging as variations later.
